Why it matters
Know your risks. Evidence your duty.
The responsible person for a building must have a suitable and sufficient fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005.
Thornton Fire identifies fire hazards, people at risk and gaps in protection, then sets out prioritised actions so you can plan works and evidence compliance.

Fire risk assessment FAQs
Common questions.
What is a Type 1 fire risk assessment?
A Type 1 assessment is a non-destructive review of the common parts of a residential building. It is the most common type and is normally enough to meet the Regulatory Reform (Fire Safety) Order 2005.
When is a Type 2 fire risk assessment needed?
A Type 2 assessment adds destructive sampling of the construction in common parts, such as opening up ceilings or riser panels, to check compartmentation. It is usually recommended when a Type 1 raises concerns about hidden construction.
How often should a fire risk assessment be reviewed?
Fire risk assessments should be reviewed regularly and whenever there is a significant change to the building, its use or its occupants. Many responsible persons review annually.
Can you carry out the remedial works you identify?
Yes. Our fire doors, fire stopping and remedial teams can close out the actions in your plan, with photographic evidence for every item.
